Bachelor basa in dhaka

Bachelor basa in Dhaka 2026 guide cover showing seats from 2,500 taka a month and rooms from about 7,500 taka

Finding bachelor basa in Dhaka can feel harder than finding a job. Many to-let signs say “no bachelors”, and the ones that accept singles often ask more. This guide shows what seats and rooms actually cost in 2026, which areas welcome bachelors, and how to convince a landlord you are a safe tenant.

Quick answerBachelor basa in Dhaka is usually a seat or a room, not a whole flat. In October 2026 listings, a seat in Mirpur cost about Tk2,500 to Tk3,000 a month, a sublet room near Mirpur metro Tk7,500 to Tk8,000, and a semi-master room in Bashundhara Tk14,500. Mirpur has the most options.

Bachelor Basa in Dhaka 2026: What It Costs

A seat in a shared room is the cheapest bachelor basa in Dhaka, starting around Tk2,500 a month. A private room costs roughly three times as much. Here is what LivingSN listings and our own area guides showed in October 2026.

The two hostel rows are from a 2022 news report and are likely higher today. Treat them as a floor, not a current price.

Most prices exclude something. Ask whether the rent covers electricity, gas, water, internet, cleaning and food. Many messes run a separate monthly food fund that every member pays into.

Seat, Room, Mess or Hostel: Which Bachelor Basa Suits You?

The right option depends on your budget, how long you will stay, and how much privacy you need.

Seat in a mess

You share a room, usually with one to three others, and share the kitchen and bathroom. It is the cheapest choice and suits new students. The trade-off is little privacy and a shared lock.

Sublet room

A family or a group renting a full flat sublets one room to you. You get your own door, but you live by the main tenant’s rules on guests, cooking and gate times.

Private hostel

Hostels near coaching and college areas, such as Farmgate, include meals and cleaning. They are convenient for exam preparation but cost more, and the 2022 report found some charged a large first-month payment.

Whole flat shared by friends

Three or four working friends can rent a two or three bedroom flat and split the rent. This gives the most control, but you need an owner who accepts bachelors and one person to sign the agreement.

Areas in Dhaka Where Bachelors Are Welcome

No area is open to every bachelor, but some have far more bachelor housing than others. According to a Daily Star property supplement, a housing platform reported that most bachelors live in Mirpur, with Tejgaon and Farmgate also home to large numbers.

Mirpur

Mirpur has the widest choice of seats and sublet rooms, five metro stations and a large student population near BUP and MIST. Our Mirpur rent guide found seats from about Tk2,500 and rooms near Kazipara and Shewrapara at Tk7,500 to Tk8,000.

Farmgate and Tejgaon

Central, close to coaching centres and well connected by bus and metro. Expect higher prices, especially in hostels during the university admission season.

Azimpur and nearby areas

Close to Dhaka University and several colleges, with student messes and hostels. Older buildings keep some rents lower.

Badda and Rampura

Near several private universities and offices on Pragati Sarani. Hostel beds were reported at Tk3,000 to Tk4,000 in 2022, among the cheaper options.

Bashundhara R/A

Close to private universities, so seats and rooms are common, but many ads restrict tenants, for example “male bachelor only”. See our Bashundhara rent guide for full flat prices.

Why Landlords Say No to Bachelors, and How to Get a Yes

Many owners refuse bachelor basa in Dhaka because they worry about late rent, sudden move-outs, noise and visitors. After the 2016 attacks, some owners turned bachelors away out of fear, though the Dhaka Metropolitan Police said it had never instructed owners to evict bachelor tenants. You cannot change the past, but you can make yourself an easy yes.

  • Show who you are. Carry your national ID card, a job letter or student ID, and two photos.
  • Give a local reference. An emergency contact or guardian the owner can call builds trust fast.
  • Agree to the house rules up front. Gate time, guests and cooking rules should be clear before you pay.
  • Offer a written agreement. It protects the owner as much as you, and serious owners like it.
  • Pay on time from the first month. Bank or mobile banking transfers create a record that helps your next rental too.

How to Find Bachelor Basa in Dhaka, Step by Step

  1. Fix your budget. Add rent, bills, food fund and one month’s advance.
  2. Choose an area by your route. Pick a place within one bus or metro ride of your office or campus.
  3. Search with the right words. On LivingSN rentals, look for “seat”, “sublet”, “bachelor” or “mess” in listing titles.
  4. Call and ask three questions. Are bachelors allowed, what is included in the rent, and what are the house rules?
  5. Visit before paying. Check the room, bathroom, water, lock and the people you will share with.
  6. Agree terms in writing. Rent, advance, notice period and what happens to the advance when you leave.
  7. Get receipts. Under Section 10 of the Premises Rent Control Act, 1991, a landlord should not take more than one month’s rent in advance without the Rent Controller’s permission, as The Daily Star’s law desk explains. This is general information, not legal advice.

Move-in Checklist for Bachelor Basa in Dhaka

Run through this list on the day you move into any bachelor basa in Dhaka. It takes ten minutes and saves arguments later.

  • Photograph the room, bed, fan, lights and bathroom before you unpack, and send the photos to the owner.
  • Note the electricity meter reading if you pay by use.
  • Check that your door lock works and ask who else has a key.
  • Save the owner’s or caretaker’s number and the nearest police station number.
  • Agree how the shared bills and the food fund are split, and who keeps the record.
  • Keep copies of your agreement and receipts on your phone and on paper.

Tips for Women Bachelors

Working women and female students have separate options, such as women-only hostels, ladies’ messes and sublets in family homes. Search for “female” or “ladies” seats, visit with a friend, and ask about the gate time, security guard and who else holds a key. Choose a place close to your work or campus to cut late-night travel.

Red Flags When Renting a Seat or Room

Slow down if you see any of these.

  • Someone asks for a “booking fee” before you see the room.
  • The person collecting rent is not the owner and has no written permission.
  • No receipt for the advance or monthly rent.
  • The rent “includes everything” but nobody can explain what that means.
  • More people are sharing the room than the ad said.
  • Rules about guests or timings only appear after you move in.

Frequently Asked Questions

How much does bachelor basa cost in Dhaka?

It depends on whether you rent a seat, a room or a flat. In October 2026 listings, a seat in a shared room in Mirpur was about Tk2,500 to Tk3,000 a month, a sublet room near Mirpur metro stations about Tk7,500 to Tk8,000, and a semi-master room in Bashundhara Tk14,500.

Which areas in Dhaka are good for bachelors?

Mirpur has the largest supply of bachelor housing, with seats and sublet rooms near the metro. Farmgate and Tejgaon also have many bachelor tenants and student hostels. Azimpur, Badda and Bashundhara suit students because of nearby universities. Always confirm in the ad that bachelors are accepted.

Why do many landlords refuse bachelor tenants?

Many owners worry about late rent, sudden move-outs and noise, and some became stricter after police raids in 2016. The Dhaka Metropolitan Police said at the time that it never told owners to evict bachelors. A clean ID, a job or student letter and on-time rent help change minds.

Is a seat or a sublet room better for a bachelor?

A seat is cheaper and suits students who are new to Dhaka and want to save money. A sublet room costs more but gives privacy, a lockable door and fewer people sharing the bathroom. Working professionals usually prefer a room once their income is steady.

What documents should a bachelor tenant keep ready?

Keep a copy of your national ID card, two passport-size photos, a job letter or student ID, and an emergency contact in Dhaka or at home. In Dhaka, landlords may also ask you to fill in the police tenant information form, so having these ready speeds up the move.

How much advance can a landlord ask from a bachelor tenant?

The legal limit is one month’s rent unless the Rent Controller agrees to more, under Section 10 of the Premises Rent Control Act, 1991. The same rule applies to bachelors and families. Agree the advance in writing and collect a signed receipt for every payment.
