Want to list your flat for rent online in Bangladesh without paying a broker? This guide walks you through every step on LivingSN, from opening a free owner account to writing an ad that makes tenants call. It also covers photos, pricing, tenant checks and the legal points to know before you take any advance.
How to List Your Flat for Rent Online in Bangladesh, Step by Step
You can list your flat for rent on LivingSN in about 15 minutes if your photos and details are ready. Here is the full process.
- Create an account. Click Register at the top of LivingSN, choose the account type Owner, and agree to the terms. You can also continue with Facebook.
- Pick a package. Go to Membership and start the Free Trial. It costs Tk0 for two months and covers up to 10 properties and 1 featured listing.
- Add a new property. From your dashboard, start a new listing. [VERIFY: exact dashboard button name, e.g. “Add New Property”]
- Choose the right status and type. Set the status to For Rent, not For Sale. Choose Residential for a flat or house, or Commercial for a shop or office.
- Set the location. Pick the city and area, such as Dhaka and Bashundhara R/A, and add a nearby landmark in the address.
- Enter the rent and details. Add the monthly rent, size in square feet, bedrooms, bathrooms and floor.
- Upload photos. Add at least six clear daylight photos. The first photo becomes your cover image, so make it the brightest room.
- Write the description. Say who the flat suits, the move-in date, and what is included, such as gas, lift or parking.
- Publish and feature it. Submit the listing, then use your featured slot on the flat you most want to rent quickly.
What a Good Flat Rent Advertisement Includes
Before you list your flat for rent, make sure the ad answers the tenant’s first five questions before they call: how much, how big, where, when, and for whom. The table shows what to fill in and why it matters.
| Field | Why tenants care | Good example | Weak example |
|---|---|---|---|
| Monthly rent | Tenants compare by budget first | Tk18,000 (negotiable) | Call for price |
| Size | Shows if the family will fit | 1,050 sq ft | n/a |
| Rooms and floor | Families plan beds and stairs | 3 bed, 2 bath, 4th floor, lift | Nice flat |
| Exact area | Commute and school decide the move | Road 7, Sector 10, Uttara | Dhaka |
| Move-in date | Tenants plan around notice periods | Available from 1 December | Not stated |
| Who it suits | Avoids calls you will refuse | Small family; no bachelors | Not stated |
| Bills and extras | Real monthly cost | Service charge Tk2,000; piped gas | Not stated |
Our own listings show how much room there is to stand out. Of the nine newest featured rent listings on the LivingSN homepage on 24 October 2026, all nine had a photo, but only three showed the rent and only one showed the size. If you fill in both, your ad already gives more information than most of the ads around it.
Writing the Title and Description
A clear title gives the key facts in one line. Use this simple pattern:
[Bedrooms] [Type] for Rent, [Area], [City], Tk[Rent], from [Date]
- 3 Bed Family Flat for Rent, Kadirganj, Rajshahi, Tk12,000, from 1 December
- 2 Bed Flat for Rent near Mirpur 10 Metro, Dhaka, Tk17,000, from 1 January
- Office Space for Rent, 1,200 sq ft, Agrabad, Chittagong, from 1 December
Keep emojis and special symbols out of the title. They can display as broken characters on some phones and websites, which makes the ad look careless.
In the description, write four or five short lines:
- Who the flat suits, such as a small family or working women.
- The layout: bedrooms, bathrooms, balconies, kitchen and dining.
- Building facilities: lift, generator, guard, parking, gas line or cylinder.
- What is nearby: school, hospital, market, bus stand or metro station.
- The terms: advance amount, service charge and notice period.
Photo Checklist for a Rental Listing
Photos are the first thing a tenant checks, so take them before you list your flat for rent. Use your phone in daylight, switch on all lights, and hold the phone level at chest height.
- Living or drawing room, taken from the corner to show the full space.
- Every bedroom, with the window open.
- The kitchen, clean and empty.
- At least one bathroom, with the door open.
- The balcony or the view from a window.
- The building entrance and stairs or lift.
- The road outside, so tenants can judge access.
Do not use photos from another flat or a developer brochure. A tenant who visits and finds a different flat will leave, and you lose the time spent on the visit.
Free Trial vs Paid Packages on LivingSN
If you only need to list your flat for rent once or twice a year, the free trial is enough. Paid packages suit owners and agents with more units. Prices below are from the LivingSN membership page, read on 27 October 2026.

The membership page does not say whether prices include VAT. [VERIFY: VAT or other charges on paid packages]

After the Calls Start: Screening and Paperwork
Once calls start coming in, a little process protects both you and your tenant.
Screen before you show the flat
Ask three questions on the phone: how many people will live there, when they want to move, and what their monthly budget is. This saves visits that will not lead anywhere.
Check the tenant’s identity
Ask for a copy of the national ID card of the main tenant and note an emergency contact. In Dhaka, the Dhaka Metropolitan Police asked all landlords in 2016 to submit identity details of themselves and their tenants to the local police station. Ask your nearest station what applies now in your area.
Sign a written agreement
Write down the rent, advance, service charge, notice period, rent increase terms and who pays which bills. Both sides should sign and keep a copy.
Take only a legal advance
Under Section 10 of the Premises Rent Control Act, 1991, a landlord should not take more than one month’s rent in advance without the Rent Controller’s permission, as The Daily Star’s law desk explains. Give a signed receipt for every payment. This is general information, not legal advice.

Mistakes That Cost You Tenants
Most slow rentals come from a few avoidable mistakes. Check this list before you list your flat for rent.
- Writing “call for price” instead of the rent.
- Choosing For Sale when the flat is for rent, so tenants never see it.
- Leaving the size, floor or move-in date empty.
- Using dark, blurry or borrowed photos.
- Posting the same flat several times instead of updating one listing.
- Forgetting to mark the listing as rented, so you keep getting calls.
- Asking for a large advance that scares good tenants away.
Frequently Asked Questions
Is it free to list a flat for rent on LivingSN?
Yes. LivingSN offers a free trial at Tk0 for two months. It lets you post up to 10 properties with 1 featured listing. Private landlords who need more can choose the Private Landlords Membership at Tk5,500 for two months, with 20 properties and 5 featured listings.
What should a to-let ad include?
A good to-let ad includes the monthly rent, size in square feet, number of bedrooms and bathrooms, floor, exact area, move-in date, and who you will rent to, such as family only. Add clear photos and a working phone number so serious tenants can call straight away.
How many photos should I add to a rental listing?
Add at least six clear photos taken in daylight. Cover the living room, each bedroom, the kitchen, at least one bathroom, the view from a window or balcony, and the building entrance. Photos let tenants judge the flat before they call, which saves both of you wasted visits.
Should I show the rent or write call for price?
Show the rent. Most tenants compare flats by rent first, so an ad without a number is easy to skip. You can still write “negotiable” next to the figure. A clear rent also filters out callers whose budget is far below what you want.
How much advance can a landlord take from a tenant in Bangladesh?
One month’s rent is the legal limit without permission. Section 10 of the Premises Rent Control Act, 1991 says a landlord should not take more than one month’s rent in advance without the Rent Controller’s consent. Write the amount in the agreement and give a receipt.
Do I need to give tenant details to the police?
In Dhaka, yes in most cases. Since 2016 the Dhaka Metropolitan Police have asked landlords to submit identity details of themselves and their tenants to the local police station. Rules can differ in other cities, so ask your nearest police station what is required.
