Flat Rent in Mirpur 2026

Looking for a flat to rent in Mirpur, Dhaka? This guide shows what landlords were actually asking in October 2026, broken down by block, home type and distance to the metro. You will also find tips on advance deposits, the rental agreement and a checklist to use before you pay anything. All figures are asking rents from public listings reviewed on 15 October 2026.

Quick answer: In listings we reviewed on 15 October 2026, a 2-bedroom flat in Mirpur, Dhaka was typically advertised at ৳14,000–20,000 per month. Across ten 2-bedroom asking prices, rents ran from ৳8,000 to ৳25,000 with a median of ৳16,000.

3-bedroom flats in our sample were asked at ৳16,000–30,000, a bachelor room around ৳7,500–8,000, and a shared seat about ৳2,500–3,000. Asking rents were highest in Mirpur 12 and Pallabi.

Key facts about Mirpur

  • Location: Mirpur is a large residential and commercial area in north-west Dhaka, divided into numbered sections (1 to 15), with Pallabi and Kafrul now separate thanas carved out of the old Mirpur Thana.
  • Demand: In Bproperty's 2023 analysis, 26.68% of people searching for flats in Dhaka were looking in Mirpur, the highest share of any area, ahead of Uttara at 12%.
  • Metro: Five MRT Line 6 stations serve the area: Pallabi, Mirpur 10 and 11, Kazipara and Shewrapara.
  • Landmarks: Sher-e-Bangla National Cricket Stadium, the National Zoo, the Botanical Garden and Mirpur Beribadh.
  • Typical advance: Two to three months' rent, according to rental guides and a listing we reviewed.

Mirpur is where many new arrivals in Dhaka start. It has older, lower-cost sections, newer apartment buildings around Pallabi and Section 12, five metro stations, and a mix of universities and hospitals. Because rents vary a lot from one lane to the next, one citywide average does not help much. This guide breaks down what flats were actually being advertised, block by block, and tells you where our data is thin.

Rent by block and area

The table below lists the individual listings behind our numbers, grouped by section. Where we found only one listing, the row says so. A single listing shows what one landlord is asking, not what the whole block charges.

* These three listings were posted around December 2025 for availability from January 2026, so they may be out of date. Removing them does not change our median: the remaining seven 2-bedroom prices still have a median of ৳16,000.

Where we have no number. We did not find enough current listings for sections 6, 7, 11, 13, 14 and 15 to publish a block price, so we are not guessing. One local rental-portal note says many buildings in sections 6 and 7 charge higher rents than neighbouring sections, but it gives no figures. Older guides sometimes cite two-room flats at ৳10,000–12,000 in parts of Section 12, which is below what we saw in current listings, so check the date on any rent figure you read.

How we gathered these numbers

  • Where: Public rental listings and area pages on Bangladeshi property portals, plus published rental guides.
  • When: Reviewed on 15 October 2026. Posting dates vary and some listings may already be rented.
  • What the numbers are: Asking rents. Landlords often negotiate, and utilities, service charges and gas may be extra.
  • Sample size: Ten 2-bedroom listings, three 3-bedroom listings and a handful of rooms and seats. This is a snapshot, not a survey of the whole market.
  • Updates: We refresh this page monthly and note the date at the top.

What pushes rent up or down

  • Distance to a metro station. Flats within a short walk of a metro station are in demand, and one rental guide reports upward pressure on rents near stations.
  • Building age and condition. Newer buildings usually come with lifts, generators and better layouts, and charge more.
  • Size and layout. Our 2-bedroom listings ranged from 500 to 950 sq ft. A larger flat is not always dearer: a 500 sq ft flat in Section 10 and an 850 sq ft flat both asked ৳16,000.
  • Floor and facing. Landlords advertise south and west facings, corner positions and "all sides open" flats as selling points.
  • Furnishing. One guide estimates a furnished flat costs 20–35% more than an unfurnished one. We did not verify that range.
  • What is included. A listing may bundle utilities into the rent, while another may charge electricity by actual use and require cylinder gas instead of a piped supply.

Metro rail and rents

MRT Line 6 opened in stages through 2023. Pallabi station opened on 25 January 2023, Mirpur 10 on 1 March 2023, and Mirpur 11 and Kazipara on 15 March 2023. Shewrapara was scheduled to follow at the end of March 2023. The Uttara to Motijheel route through this area went into full operation in December 2023.

News reports said metro access boosted demand here, and that flat prices for buyers rose sharply near stations. We could not isolate a measured rent premium for station-side rentals in our small sample, so we will not quote a percentage. A practical approach: shortlist flats within a 10-minute walk of a station and compare their asking rent against similar flats a few lanes further away. For the wider picture, read how the metro rail is transforming Dhaka's real estate sector.

Check current metro operating hours with Dhaka Mass Transit Company Limited (DMTCL) before you plan a daily commute around it.

Which area fits you

Students and young professionals

Rooms and seats near Kazipara and Shewrapara were the most common bachelor listings we saw, priced around ৳7,500–8,000 for a shared or sublet room and about ৳3,000 for a seat. Mirpur 12 and Pallabi sit near Bangladesh University of Professionals (BUP) and MIST, and also have shared seats from about ৳2,500.

Small families

Mirpur 12 and Pallabi had the most 2-bedroom, 2-bathroom flats in our sample, at ৳15,000–25,000. Section 10 offered 2-bedroom and 3-bedroom flats at ৳16,000 with easy access to the metro and the main road. For more options across the city, see our guide to 2-bed flats in Dhaka.

Tight budgets

The lowest 2-bedroom ask in our sample was ৳8,000 in Section 1, and the next lowest was ৳14,000 near 60 Feet Road in Section 2. Older buildings in these sections usually cost less but may lack a lift or generator, so inspect them in person.

Premium and furnished

Mirpur DOHS is the area most often named for gated, furnished housing. A competitor guide puts furnished flats at ৳40,000–80,000, which we could not confirm. Ask the agent for the current rent and what is included.

Advance, fees and the rental agreement

  • Advance deposit: Guides commonly cite two to three months' rent. One listing we reviewed asked for two months in advance.
  • Broker fee: One guide says brokers usually charge one month's rent. Ask before you view a flat whether a fee applies.
  • Receipt: Get a signed receipt for every payment, including the advance.
  • Written agreement: It should state the monthly rent, advance, service charge, rent-increase terms, notice period and refund conditions.
  • Utilities: Ask about the electricity meter (prepaid or post-paid), water charges, service charge and whether the building has piped gas. Some listings say cylinder gas only.

This guide is general information, not legal advice. If you have a dispute over an advance or an eviction notice, speak to a lawyer.

Renter checklist for Mirpur

  1. Visit at least three flats in person. Never pay based on photos alone.
  2. Check fire exits, extinguishers, wiring and the staircase. A 2019 news report quoted experts warning about fire risk in parts of Mirpur because of narrow roads and weak fire safety.
  3. Look at the road and ground floor for signs of waterlogging, and ask neighbours how it behaves in the rainy season.
  4. Confirm gas (piped or cylinder), water pressure, lift and generator backup.
  5. Ask who owns the building and whether the person you are paying is the owner or an authorised agent.
  6. Walk the route to the nearest metro station, bus stop and market at the time you will actually commute.
  7. Compare the asking rent with at least three similar flats before you negotiate.
  8. If a listing looks far cheaper than similar ones, treat it with caution and do not pay anything before seeing the flat.

In ten 2-bedroom asking prices we reviewed on 15 October 2026, rents ranged from ৳8,000 to ৳25,000 per month with a median of ৳16,000. Most fell between ৳14,000 and ৳20,000. These are asking rents, and the final rent depends on building age, floor, size, utilities and negotiation.

Which part of Mirpur has the highest flat rents?

In our sample, the highest 2-bedroom asking rents (৳20,000 to ৳25,000) were in Mirpur 12 and Pallabi. One competitor guide says furnished flats in DOHS can reach ৳40,000 to ৳80,000, but we could not verify that figure. The sample is small, so check current listings.

Where can I find the cheapest flats and rooms in Mirpur?

The lowest 2-bedroom asking rent in our sample (৳8,000) was in Section 1. Bachelor seats cost about ৳2,500 to ৳3,000, and shared or bachelor rooms near Kazipara and Shewrapara were about ৳7,500 to ৳8,000. Cheaper usually means an older or smaller building, so inspect before paying.

How many metro rail stations are in Mirpur?

Five MRT Line 6 stations serve the area: Pallabi, Mirpur 10 and 11, Kazipara and Shewrapara. Pallabi opened first, on 25 January 2023, followed by Mirpur 10 on 1 March 2023 and Mirpur 11 and Kazipara on 15 March 2023.

How much advance deposit do landlords ask for when renting a flat?

Guides and listings commonly mention two to three months' rent as an advance, and one listing we reviewed asked for two months. Confirm the amount in writing, get a receipt and record the refund terms in the rental agreement.

How many sections does Mirpur have?

Sections run from 1 to 15, and Section 11.5 is also named in some lists. Landlords and portals often use the section number as the address, for example Mirpur 10 or 12.

What should I check for safety before renting a flat in Mirpur?

Check the building rather than only the section: fire exits and extinguishers, wiring, drainage and waterlogging in the rainy season, lift and generator, and the gas supply. A 2019 news report quoted experts warning about fire risk in parts of the area because of narrow roads and weak fire safety, so ask about exits before signing.
